Latunsky lives in a "newly-constructed eight-storey building"--There was no such building in Bolshoi Nikolopeskovskii pereulok near the Arbat. Instead Bulgakov has moved here a building built in 1935 on the other side of the Moscow River (Lavrushinsky pereulok 17).

The elite writers' building was finished about the time Bulgakov was given an apartment in a less-prestigious writers' cooperative. As a writer of questionable ideological bent, Bulgakov did not deserve the best housing. Notice the black marble facade.
